In considering whether or not an Austin Condo is for you, it is first helpful to understand the legal definition of a condominium. With a Condominium you own "the space between the walls, floor and ceiling” and it is generally identified by building name and unit number. A "Loft" is generally owned under a condo structure.
There is also a percentage of ownership interest in the "Common Areas", which include things like pools, clubhouses, green areas, tennis courts, parking lots, common fences and anything that is available for use by all residents. Austin Townhomes: A Balance Between Convenience and Independence
Unlike a condo, owning Austin Townhomes means you own the entire structure and also the land underneath the structure, which is defined by the lot and block. Many buyers feel much more confident with this kind of ownership.
This does, however, bring further responsibility. Austin Townhouse owners are responsible for at least some, if not all exterior maintenance. This is because they own the entire structure - not just "between the walls,” like in a condo contract. Townhouse properties usually have a Homeowner's Association as well, but their duties and responsibilities are typically focused on the maintenance of the Common Areas.
Stylistically, Austin townhomes are usually semi-independent structures with walls adjoining a neighbor's wall. A "Townhouse" is not the same as a "Country House,” which includes a plot of land, which townhomes do not. In addition, townhomes can be single or multi-story and sometimes are free standing. In the free-standing case, they have no walls adjoining a neighboring structure and strongly resemble single family homes.
The benefits of owning a townhome are the same as owning a condo or a loft. Although you are responsible for the structure, including repairs, painting, and other upkeep responsibilities, maintenance of common areas is covered communal with other townhome owners. You also enjoy the same tax benefits as condo ownership, whether the townhome serves as your primary or secondary residence.
