It is all too common that homes go unsold when being listed FSBO (For Sale By Owner) because it’s proven that over 80 % of homes are sold through the MLS (Multiple Listing Service).
The MLS service is not open to the public and your property can only be listed on the MLS when using a licensed realtor. Listing your home with a realtor can be expensive and they typically charge 6 % of sales price. 3% usually goes to the seller’s agent and 3% to the buyer’s agent. Although we highly recommend that you offer 3% to the buyer’s agent, we have 4 unique plans that can save you THOUSANDS on the seller’s agent side starting at only $249. |

| What will I have to pay if I sell my own property directly to the buyer? |
| You would only be responsible for the up front flat fee charges or 1.5% of the sales price for those that have chosen the No Risk Plan. You would no longer be responsible for the buyers agent commission. |

| How long will it take until my property is up on the MLS? |
| Your listing should be live within 24 hours of receiving your listing documents. |
| |
| How long will it take until my property is up on Realtor.com? |
| Realtor.com usually updates their system every 3 days or so and should receive the information from the MLS within that time. |

| How can I be assure that the MLS information is correct? |
| Once your property has been uploaded to the MLS we will send you an email with your listing to review. |
| |
| How many times can I make changes to my listing? |
| We do not charge for changes and all you will have to do is simply email us at modtownlistings@gmail.com and your changes will be made within 24 hours. |

| How do I submit photos for my listing? |
| Please email up to 10 photos to modtownlistings@gmail.com. PLEASE NOTE: Your photos can be no larger than 500KB. |

| I’m having issues filling out the MLS profile, What should I do? |
| Simply fill the form out as best you can and email us any questions that you may have at modtownlistings@gmail.com. If we receive the form and still have questions then one of our agents will contact you right away. |

| When will I receive my lock box & yard sign? |
| We typically ship out your lock box within 2 days after your property has been uploaded to the MLS. These lock boxes are shipped out via priority mail and should arrive within 3 business days. If you have not received your lock box within 7 days after submitting your forms then please contact us by email at modtownlistings@gmail.com. |

| Why do you recommend that I pay a 3% buyers agent fee and not less? |
| Because 3% is the industry standard and we think it’s a good idea to offer what most of the other properties are offering to insure that your home isn’t avoided by Realtors® due to other properties offering more of a commission. |
